The new owners of The Founders Club are wasting no time evaluating and repricing many of the remaining homesites in the luxury golf community along Fruitville Road.
London Bay Homes, which is now responsible for the community’s sales and marketing activities, has introduced a program that offers prospective home buyers up to $300,000 off or up to $100,000 in design credits on a limited number of home sites if they start construction within 180 days of signing a construction contract. The home sites are being represented by Signature Sotheby’s International Realty. According to London Bay President Mark Wilson, the reductions are part of a strategy to re-introduce The Founders Club to the Sarasota market. “We’re taking a very pragmatic approach to the conditions imposed on us by the current real estate market,” he said. “In this market, buyers are shopping for value and if you want to serve them, you have to price your products accordingly.”
In July London Bay acquired the last 86 home sites in The Founders Club from the previous owner, US Assets Group. After an anlysis of the current lot pricing, London Bay has placed pricing or design incentives on 16 Estate and Fairway home sites ranging from $50,000 to more than $300,000.
“These home sites are very spacious and have excpetional views of the golf course, open space, and the community’s majestic moss-coverd live oaks. These are home sites that would be very difficult to replicate anywhere in Sarasota County” Wilson said.
London Bay is also developing several new floor plans and elevations that it hopes to introduce at The Founders Club later this summer. Wilson said pricing on these homes would begin in the $500s.
